When will titles be available?

Titles for Lots 1-12 have been issued!

Settlement of the individual lots will take place approximately 5 working days after the titles are issued unless otherwise negotiated.

Has subdivision consent been granted?

Yes, the Upper Hutt City Council has approved and issued the Resource Consent.

Will there be any design build restrictions?

There won’t be a design review process to go through.

How will the access road be landscaped?

There will be trees planted on the first leg of the internal access road as well as shrubs planted around the main entrance.

What services are available to the lots?

All lots will have drive access and electricity to the boundary. Sewage and Water tanks will be the responsibility of the purchasers to install. Quality NZ Homes are offering house and land packages which will include this, speak with the agent to find out what is included.

Are there any covenants on the titles?

There will be a few, and what we deem ‘important’ covenants, aimed at protecting the interests of all residents in the subdivision, please ask your agent for a copy of these.

Can I make house design changes?

Yes, you make any changes directly with the builder before signing the build contract.  Your revised design will be detailed in the building contract along with the revised fixed building price.

Can I on-sell my lot before I settle?

Yes, however no ‘For Sale’ signs (or other marketing materials) may be placed on your Lot before the title is issued.

Who can build my home on my North Valley Lot?

Any homebuilder is able to build your home, however we recommend going with Quality NZ Homes who are offering house & land packages. They will have a team of architects, designers and builders to help build your dream home.
